Background

The City of Canada Bay Council is proposing to enter into a Planning Agreement with Deicorp Projects (Five Dock) Pty Ltd, relating to the development of 153 Parramatta Road, Five Dock.

The site

The site is situated on Parramatta Road and is identified for development under the Parramatta Road Corridor Urban Transformation Strategy. Rosebank College is to the east of the site and Parramatta Road is to the west.

The draft Planning Agreement

The draft Planning Agreement has been negotiated and seeks the delivery of the following public benefits:

  • New open space of 2,290 sqm to be dedicated to Council, per item 1 in diagram the below. The new park will provide public open space for the benefit of the community.
  • Site setback of 3m along Queens Road per item 2 in the diagram below. This setback will enable additional land to be used for the purpose of a footpath/active transport.
  • Extension of Spencer Street, with the street to be dedicated to Council as shown as item 3 in the diagram below. The street extension will provide connectivity for vehicles through the site.
  • Public access by easement to a new Spencer Lane between Parramatta Road and new Spencer Street shown as item 4 and E1 in the diagram below. The easement will permit public access over private land.
  • Site set back of 6m along Parramatta Road as shown as item 5 in the diagram below. This setback will enable improved public domain along the frontage of the site of Parramatta Road, enabling street tree planting and a shared path.
  • Public access by easement for a through-site link for pedestrians, as shown at E2 in the diagram below. The easement will permit public access over private land.
